Drywall Renovation Cost Montreal
Drywall Renovation Steps
Most homes in North America have walls finished with drywall. It uses affordable materials and offers a modern, sleek look. Some common drywall renovation projects in Montreal include:
-
Plastering and painting an apartment wall between tenants
-
Replacing drywall after water damage (common in Montreal!)
-
Adding a new room division or modifying the floor plan of a property
-
Fixing holes in the wall caused by accidents
-
Painting rooms with different colors for aesthetic purposes
For any of these projects, there are four main steps involved in drywall renovation:
-
First, frame the walls.
-
Second, install drywall sheets onto the framing.
-
Third, plaster the joints and corners.
-
Finally, prime and paint the drywall to your desired color.
Extra: Installing Baseboard on the joint between your floor and wall

Framing
The first step to build a drywall finished wall, is to frame the wall with wooden studs. This consists of laying out the bottom plate on the floor and the top plate on the floor above. These plates consist of wooden 2x4 when you are making a normal partition that isn't load bearing. Often, these can be place on a finished floor and ceilling. The next step to framing is to lay the studs, which are the horizontal 2x4. The standard in Quebec is to lay these every 16 inches. Sometimes people do them every 24 inches, which costs less. We don't recommend that framing isn't expensive in general and a 24 inch space between studs makes your wall significantly weaker.
During this process, one has to keep in my mind where doors, half walls and bulk heads are to frame them. The price to frame a door opening is the same a s that of a normal wall, but bulk heads and half walls may add a few dollars per linear foot.
The price per linear foot for frame an 8 foot tall wall: 10.30$ per Linear Foot
Hanging Drywall
The next step it to hang drywall sheets onto your framing. This is where you cut your drywall sheets to size and hang them on a framed wall. Prices may vary for curved walls or attics with diagonal ceilings. For bathrooms and areas prone to water and moisture, mold tough drywall should be installed for longevity.
Price to hang drywall: 1.30$ per Square Foot
Mold tough drwyall: Extra 0.60$ per Square Foot
Plaster
After hanging drywall, you are left with visible screws and joints between drywall sheets and corners. All of these need to be flattened with plaster to be ready to be primed and painted. This usually takes, 3 coats and 3 days to do. For some luxury homes, this process is extended to 5 coats across 5 days where the final coat is a skim of the whole wall.
Price of standard 3 coats of plaster: 1.24$ per Square foot
Paint
The last step of drywall is to prime and paint it! Usually, this consists of 1 coat of primer and 2 coats of paint. If you are painting an already painted wall to change the color, you can afford to do 2 coats as paint adheres on paint without the need of a primer. This process requires cutting the inside corners of your wall, together with the baseboard and trim, then rolling the rest of the surface. It is also recommended to paint existing baseboard and trim while you are at it to give them a fresh white look.
Price to prime and paint with 2 layers: 1.25$ per Square Foot
Price to paint baseboard and trim: 3$ per Linear Foot
Baseboard:
When a new wall is painted and finished, and it has a finished floor underneath it, that is when you have to install baseboard. This baseboard needs to be painted before installation.
Price to install baseboard: 6.45$ per Linear Foot
